The NFL’s Run Gap Secret is a winning play for Commercial Real Estate Professionals

It’s Sunday afternoon, in the middle of football season. My wife, a loyal Bears fan from Chicago and the family’s real football fan, is watching today’s games on the big screen. 

We cheerfully and somewhat competitively discuss what offensive play is most effective.  To have some ammunition and preserve my pride as a football fan, I did the nerdy thing and looked at Wikipedia for their article on American football plays.   

There are a lot of different passing, running, and combo offensive plays. My wife said that any passing play was the most effective and was also fun to watch. I agreed with her, but while eyeing the remaining BBQ chicken wings she so excellently had prepared, I wondered to myself if that was entirely true. 

Another online search led me to an article by The Michigan Football Analytics Society, The NFL’s Run Gap Secret. These heavyweight number crunchers conclude in the article that end runs have the highest range of outcomes, judged by Expected Points Added (EPA): The one play change in expected points from each yard line based on down and distance that measures the “impact” of a single play. 

They relate that in every statistical category, whether it’s EPA/run, success rate, or yards per carry, rushing outside of the tackles (aka the “end” gap) has proven to be the best, despite being used the least.

Their very detailed statistical analysis was excellent and is worth a read. They conclude that “Since it is already generally known in the analytics community that pass plays are more explosive than run plays (hence why pass plays have a positive EPA/play and run plays have a negative EPA/play), I would advocate that if teams were going to run anyway, they might as well try to hit the explosive play and use a run outside of the tackles. Even though the range of outcomes with end runs is wider, teams should try for high EPA runs, and the end run gives most teams the best chance to succeed in that goal.”

While munching on the remaining chicken wings with a brew in hand, I mused about explosive passing plays using a run outside of the tackles.
